Use of Website and Services

You agree to provide accurate and truthful information when submitting applications or inquiries.
Unauthorized use, misuse, or interference with our website or systems is prohibited.

Rental Applications

Submission of an application does not guarantee approval or availability.
All applications are subject to screening criteria in accordance with Fair Housing laws and applicable affordable housing program requirements.
Application fees, if applicable, are non-refundable unless otherwise stated.

Lease Agreements

Residency is governed by the executed lease agreement.
Lease terms, rent amounts, fees, and community rules are outlined in the signed lease and addenda.
Residents must comply with all community policies, local laws, and safety regulations.

Affordable Housing Compliance

Some units may be subject to income restrictions or program requirements under KHRC, MIH, or KHITC programs. Residents must provide required documentation and maintain eligibility as applicable.

Maintenance and Services

We provide 24/7 emergency maintenance.
Residents agree to promptly report maintenance issues and allow reasonable access for repairs.
Damage caused by negligence or misuse may be charged to the resident as permitted by the lease.

Limitation of Liability

To the fullest extent permitted by law, The Retreat at Paradise Valley Apartments and YMH Holdings, LLC are not liable for indirect, incidental, or consequential damages arising from use of the property, website, or services, except as required by law.

Termination and Enforcement

We reserve the right to enforce lease terms, community policies, and these Terms and Conditions, including termination of tenancy as permitted by law.
